50 Year Mortgage?
Yesterday, I received an email from a friend who is moving into a new home that he’s financing with a fifty year mortgage. He was bragging about how low his payments were and he’s putting equity into his house. For regular readers of this site, it shouldn’t be a surprise that I quickly loaded up my spreadsheet of choice and got down to business looking at the numbers. Should You Overpay On Your Home Loan?
Recently, I had an email exchange with a reader about whether or not they should overpay on their home mortgage or take that overpayment and invest it. I spent some time with Excel and Bankrate.com’s mortgage calculator and I made a few interesting discoveries. I don’t want to bury you in numbers, so I’m going to minimize them in this discussion; you can verify the information here pretty easily with Google Spreadsheet and Bankrate.com.

Figuring Discount Points With Mortgage Calculators
Use the mortgage calculator to work out each of the options that your lender quotes you. Some mortgage lenders will allow 0-2 discount points, with variations for different mortgage terms, but other lenders will allow more discount points up to a set maximum. What you want to avoid is being in either a break-even or paying more than you would without the discount points.

Negotiating Mortgage Points
So how much do mortgage points save you in the long run? In most cases, buying mortgage points will only lower your interest rate slightly. Typically, each mortgage point you buy lowers your interest rate by 0.125 percent. So if you have a 6.5 percent rate, and you purchased one mortgage point, it would be lowered to 6.375. You will need to use a mortgage calculator to see how much you save each month. You should also calculate how long it will take before you reach the ‘break even’ point. The break even point is when you recover the cost of purchasing the mortgage points. There are four steps in calculating the break even point:

Now, this is pretty cool. A simple mortgage calculator with very interesting results: it specifically calculates the difference in your buying versus renting. So, it can tell you over the course of the loan how much you save thanks to the tax deduction on interest, and it’ll tell you how big of a loan you can take on at your current rent payment.

Explaining Two Complex Mortgages
When you are evaluating complex mortgages, it's a very good idea to find a mortgage calculator that lets you run what-ifs so you can understand how each mortgage works.
The second mortgage has payments based on a 30-year amortization, but comes due in 15 years, with a balloon payment. You can use the amortization schedule on Bankrate's mortgage calculator to determine the remaining principal balance after 15 years to determine the balloon payment.

Book Delivers Mortgage Calculators, Not "Secrets"
Frank Gallinelli's book "Insider Secrets to Financing Your Real Estate Investments" doesn't reveal any secrets according to this reviewer. But check out the mortgage calculators.
However, a redeeming quality of this book is the author's Real Data Calculator, which is available free from his company Web site at www.realdata.com. This valuable mortgage calculator can print a mortgage amortization chart, showing monthly principal and interest allocations, total interest paid and the loan's current balance.

Being able to use the mortgage interest deduction on your income taxes does reduce taxes paid but it isn't, in and of itself, a reason to keep your mortgage. That's especially true in the later years of a mortgage, when most of the monthly payment is going toward the repayment of principal and less and less money is paying interest expense. You can input you loan balance, interest rate and remaining loan term in Bankrate's Mortgage Calculator and have the calculator run an amortization schedule that will show the remaining interest expense and the interest expense year over year.

Predatory Mortgage Refinancing
Sub-prime lendors sometimes target financially strapped home owners for predatory mortgage refinancing, a practice in which homeowners are pressured to refinance their mortgage with a loan that has excessive points, fees, penalties of interest rates. Most mortgage brokers do not use these tactics. You can use a mortgage calculator to compare loans and determine whether a high pressure broker is selling a bad mortgage product. For those brokers who do sell bad products, certain states have begun to take action.
Joining a growing number of states in the battle against predatory mortgage lending, Massachusetts enacted a strong anti-predatory lending law earlier this week. The new law passed with overwhelming bipartisan support and with the endorsement of both mortgage industry trade groups and consumer and civil rights advocates.
Among the law’s significant provisions:
Triggers strong consumer protections for loans with fees greater than 5%. The law establishes a comprehensive definition of points and fees to remove the incentive to structure loans in a manner to evade the law’s coverage.
Prohibits “flipping” on all home loans, the practice of knowingly refinancing an existing home loan unless the refinancing is in the borrower’s interest.

Mortgage from Developer
Your mortgage calculator probably can't factor in developer upgrades, but this article may help you sort through buying a new tract home. Click above for full answer.
The LA Times real estate Q & A recently answered a reader's question that may be on the minds of Twin Cities home seekers out there Parade Shopping this spring:
"We want to buy a new home in a specific development. But the builder insists we use his mortgage company. The terms sound good but...[we'd prefer to shop around]...the builder says, 'If you want to buy one of my houses, you have to finance it with my mortgage lender.' Is this legal?"
Their answer, and a few other thoughts on dealing with builder/lender combos by clicking below.
Their answer, in brief, is that it is illegal in most states (Minnesota included) for a builder to require you to use a particular lender, but many [as we've pointed out] use various incentives to make it nearly impossible to avoid.
All of which might leave you wondering: How is it that builders can offer thousands of dollars of upgrades and other incentives, simply for using their lender?
